IA is the Investment Appraisal module: a cash flow model for valuing and analysing a standing investment property, where DF appraises a development. One values an asset that already earns; the other appraises a scheme that has to be built.
It appraises a tenanted property, from a single tenancy to a large multi-let building.
It values by income capitalisation and by discounted cash flow, and holds both side by side.
It models the debt and equity funding of the purchase, and reports returns to the investor.
