Why do my percentage rent numbers differ between ARGUS Enterprise and Valuation DCF?

Because the two products build the breakpoint from different components, and neither one is wrong.
ARGUS Enterprise computes the Natural Breakpoint from Base Rent plus fixed steps plus CPI. Valuation DCF lets you choose which of those components to include. If the two selections do not match, the breakpoint differs, and every percentage rent figure downstream of it differs with it.
- Open the percentage rent settings in Valuation DCF and note exactly which components its breakpoint includes.
- Compare that against Enterprise, which always uses Base Rent plus fixed steps plus CPI.
- Match the two selections before you reconcile a single number. Reconciling outputs while the inputs differ is where an afternoon goes.
If you share models between the two systems, expect the numbers to differ until you replicate the breakpoint components deliberately. This is a difference in method, not a data problem, so it will not resolve by re-importing.
