ONE TASK, WORKED THROUGH

Occupancy falls. ADR stays put.

You changed occupancy from 80% to 60%, with the same rooms and room rates.

YOU ASK

I reduced hotel occupancy in EstateMaster HF. Why didn’t the Room Mix and ADR figure fall with it?

propfessor.Companion example

The Room Mix and ADR calculation weights the room rates using the room mix and assumes 100% occupancy at that stage. Occupancy is applied later in the P&L. A lower occupancy assumption therefore does not, by itself, require the Room Mix and ADR figure to fall.

See the steps and a follow-up question
  1. Check whether you are reading the Room Mix and ADR calculation or a P&L output.
  2. Confirm that room counts and room rates stayed the same.
  3. Inspect occupancy and rooms revenue in the P&L rather than trying to force a rate change.

Can the ADR change in another scenario?

Yes, if the room rates or mix used in its calculation change. This example holds both constant to isolate occupancy.

WHAT YOU CAN DO NEXT

You can separate a room-rate measure from the revenue effect of occupancy.

KEEP LEARNING AS YOU WORK

You do not have to get it in one answer.

Ask for the steps. Show what you see. Follow up on the result. Here are ways to continue this task.

  1. Where does occupancy enter the room-revenue calculation?
  2. Why can ADR stay the same while RevPAR falls?
  3. How do I check the revenue effect before comparing the hotel scenarios?

Use your own language. Include your version and what you want to do, or share a cropped screenshot with confidential details removed. Each follow-up uses a question from your allowance.
